How to Rent an Apartment or House in France Without a French Guarantor (2026 Guide)

Finding an apartment in France can be challenging. If you don't have a French employment contract or a French guarantor (garant), securing a rental can feel almost impossible.

Most landlords and letting agencies require a guarantor who agrees to cover unpaid rent if the tenant defaults. Unfortunately, many expats, international professionals, retirees, digital nomads, freelancers, and students simply don't have a qualifying guarantor living in France.

The good news is that professional guarantor companies now make it possible to rent in France—even if your income comes entirely from abroad.

After researching the leading guarantor services and successfully renting my own apartment using one of them, here's everything I learned.

What Is a French Rental Guarantor?

A French guarantor ("garant") is a person or company that promises to pay your rent if you fail to do so.

Traditionally, landlords expect a guarantor to be:

  • A parent or close family member

  • A spouse or partner

  • Someone living in France with sufficient income

In tight rental markets, physical guarantors are sometimes no longer accepted. This is what happened to me in the Paris suburbs.

My Experience

I applied using only U.S. investment income.

I did not have:

  • A French employment contract

  • French payslips

  • A French salary

Instead, I submitted official brokerage and bank statements (screenshots were not accepted).

My application ultimately took 3 days to be approved. Once approved, I qualified for houses or apartments with rent of up to €5,500 per month.

Cautioneo vs Garantme

Both Cautioneo and Garantme make it possible to rent an apartment in France without asking a family member or friend to act as your guarantor.

The biggest differences are cost and agency partnerships.

Cautioneo charges 4.1% of your monthly rent, plus €1 per month, while Garantme charges 4.5% of your annual rent. Depending on your monthly rent, choosing Cautioneo can save you over the course of your lease.

Garantme generally processes applications more quickly, with certification often completed within 24 hours. Cautioneo's approval process typically takes 2–3 business days, although complex applications involving foreign income may take longer if additional documentation is requested.

I found that GarantMe was a bit more difficult with my USA brokerage account statements than Cautioneo and wouldn't provide me as high of a guarantee.

Both companies accept many expats and applicants with foreign income, making them excellent alternatives to finding a traditional French guarantor.

Which Guarantor Service Should You Choose?

Both Cautioneo and Garantme are reputable companies that can help expats rent in France.

After comparing the available options and completing the process myself, I personally preferred Cautioneo for three main reasons:

  • Lower overall cost than Garantme

  • Acceptance of foreign investment income using only my PDF statements

  • Higher rent coverage offered for me versus GarantMe

  • Strong partnerships with French real estate agencies

If you're relocating to France with overseas income, whether from investments, remote work, self-employment, or retirement, I believe Cautioneo offers the best combination of affordability, flexibility, and landlord acceptance.

Moving to France already involves plenty of paperwork. Finding a landlord willing to accept foreign income shouldn't be another obstacle.
